How We Capture Properties For Sale
We use several intake routes so owners, collaborators, and the team can bring opportunities into one review process. The goal is to move from first contact to a verified, well-presented listing with clear next steps.
Owner submissions
Owners send property details, contact information, photos, and optional location through the Sell Your Property form.
Street Scout leads
Collaborators capture For Sale boards with GPS. We contact the owner or agency, verify the opportunity, and track reward eligibility.
Partner and feed intake
Verified agencies, developers, and partners can share listings or structured feeds so the portfolio stays consistent inside the app.
Admin approval
Every submission is reviewed before publishing. We check fit, contact quality, photos, pricing, and whether extra verification is needed.
Commission & Price Structure
We agree the commercial structure before promotion starts, so the seller understands the minimum acceptable result, the buyer sees a clear price, and any partner agency split is handled without confusion.
Visibility listing
For owners who want a low fixed cost and prefer to handle enquiries themselves, we can publish the property for 500 EUR + IVA. This includes listing preparation, photos, and holding keys for access when agreed.
Fast collaborative sale
For wider exposure with partner agencies, our seller commission is 5% + IVA of the final sale price. This gives room to share commission with a cooperating agency while keeping one coordinated process.
Minimum seller price
Where the seller wants a fixed minimum price and no direct agency fee, we agree that minimum first and add the commercial commission above it. The final advertised price must remain realistic for the market.
Written clarity
The chosen model, commission, IVA treatment, partner split, and payment trigger should be documented before viewings or external promotion.
Completion based
Commission is normally due only when the transaction completes, unless a separate written service agreement says otherwise.
The fixed visibility option does not include commission sharing with partner agencies, full viewing management, negotiation, or legal representation. Example: on a 200,000 EUR final sale under the collaborative model, 5% commission is 10,000 EUR and IVA at 21% is 2,100 EUR, so the total agency invoice is 12,100 EUR. Under the minimum-price model, the same commercial amount can be added above the seller's agreed minimum, provided the buyer-facing price and contract terms are clear.
